Resinous Flooring Explained
Resinous flooring refers to any floor system applied as a liquid coating that chemically bonds to concrete and cures into a hard, seamless finish. Unlike paint or sealant, which sit on top of the surface, resinous systems chemically bond to the prepared concrete surface, creating a seamless flooring system with excellent adhesion.
Properly specified resinous flooring systems can provide significantly greater abrasion, impact, and chemical resistance than untreated concrete.
"Resinous" is really an umbrella term that covers several distinct systems, each with its own strengths. We work with all of them and will recommend the one that best fits your space, your budget, and how the floor will be used.
Resinous Floorings We Install
Epoxy Coatings
The most established and cost-effective resinous option. Epoxy offers excellent chemical resistance and a durable, glossy finish, making it a strong fit for garages, residential kitchens, and interior spaces that aren't exposed to direct sunlight.
Important note: Epoxy has a longer cure time than newer systems, and it can amber slightly with prolonged UV exposure. We typically reserve it for indoor applications for this reason.
Polyaspartic & Polyurea Coatings
These faster-curing systems have become the go-to choice for people working on tight timelines, as well as those who want a finish that won't break down in sunlight.
Many polyaspartic and polyurea systems become walkable within hours and return to service much faster than traditional epoxy systems, though full cure times vary by product. They resist UV yellowing and are typically more flexible than many conventional epoxy systems, allowing them to better accommodate minor substrate movement and thermal expansion.
The tradeoff is a higher upfront material cost, but for garages marketed as premium builds or commercial spaces where every hour of downtime is expensive, we’ve found that our clients view the tradeoff as one that pays for itself quickly.
Hybrid Systems
For many of our clients, a hybrid system hits the sweet spot. We apply a durable epoxy base coat for chemical resistance and adhesion, then finish with a polyaspartic or polyurea topcoat for speed, UV stability, and long-term wear resistance.
This is a practical way to balance performance against cost, and it's one of the most requested systems we install.
